I believe in providing clear, competitive pricing while delivering high-quality design services that turn your concept into a design.

(Pricing based on residential single-family homes)

Base Rate:

• $50/hour with a $500 minimum fee.

• A $500 down deposit is required before work begins, which will be applied to the final cost.

• Even for smaller projects requiring fewer hours, the minimum fee applies due to the expertise and time involved.

Customizable Service Options: Each project is unique. Choose the services you need:

• Floor Plan Only:

  • Includes one level floor plan.

  • Pricing typically ranges from $500-$1,000 based on size and detail.

• Basic Design Package:

  • Floor plans (per level).

  • Basic elevations (front, back, and sides).

  • Electrical plan.

  • Roof plan.

  • Approximate cost: $1,000-$3,000 depending on project size and requirements.

• Add Ons:

  • Additional Sheets: Detail sheets (e.g., windows, doors, cabinetry, finishes), structural details, sections, and framing plans are available upon request. Pricing varies depending on the scope and complexity of the project, with an estimated range of $200–$600 per sheet.

  • 3D Modeling and Renderings: For clients seeking enhanced visualization of their designs, 3D renderings are offered starting at $800. Final pricing is determined by the project's size and the level of detail required.

Additional Services and Information:

• Revisions: One round of revisions is included. Additional revisions charged at $50/hour with a $50 minimum.

• Site Visits (if local to Knoxville, TN): $150 per visit, including measurements and consultations.

• Turnaround Time: I aim to deliver projects within approximately two weeks. However, each project is unique, and timelines may vary depending on size and complexity.
