Pricing Structure:

I believe in providing clear, competitive pricing while delivering high-quality design services that turn your concept into a design.

(Pricing based on residential single-family homes)

$2.00 per square foot
Includes:
- Complete floor plans (per level)
- Basic elevations (front, back, and sides)
- Roof plan
- Any structural requirements as outlined in the project scope
$400 per sheet (minimum)
For smaller projects or detailed custom drawings, the per-sheet cost applies if the square footage rate is less than $400. Each sheet includes one complete view or detail, such as floor plans, elevations, or sections.
Example Sheets:
- Floor Plan (for one level)
- Elevations (exterior views)
- Structural Details (framing, sections)

Additional Services:

Revisions: One round of revisions included. Additional revisions charged at $100/hour.
Permit Drawings: Starting at $500, depending on scope and jurisdictional requirements.
Site Visits (if local to Knoxville, TN): $150 per visit, including measurements and consultations.
Consultation Services: $150/hour for project discussions, design advice, and coordination with contractors/architects.

Accepted payment methods:

You will receive:

A copy of the signed contract, outlining the project scope and terms.
A PDF of the completed design (printed copies provided for East Tennessee clients).
Guaranteed satisfaction—I’ll work with you until the design meets your expectations.
One free revision.
An itemized invoice for transparency.

Please note:

Initial consultations are free; however, a 50% down payment is required when signing the contract to begin design services.

Architectural stamps are not offered at this time.
No refunds are provided once services are rendered.
Clients are responsible for executing the architectural builds, including hiring and coordinating with contractors for construction.
